Phase I Environmental Site Assessments

A Phase I ESA is the foundational step in commercial real estate due diligence. Conducted to the ASTM E1527 standard, it combines a review of historical and regulatory records, a site reconnaissance, and interviews to identify Recognized Environmental Conditions (RECs) — with no sampling involved. A properly executed Phase I helps satisfy the federal All Appropriate Inquiries requirement, preserving the liability protections that buyers and lenders depend on at closing.

Phase II Investigations

When a Phase I identifies potential contamination, a Phase II Environmental Site Assessment confirms whether it is actually present. This intrusive investigation involves collecting and analyzing soil, groundwater, and soil-vapor samples to characterize the nature and extent of any release. The findings give clients the factual basis they need to negotiate, remediate, or proceed with confidence.

Phase III Support

Phase III addresses confirmed contamination through remediation and corrective action.
